One-time or two-time close

We offer both, and we'll go over which one fits your build and your budget.

  • One-time close

One loan and one closing cover both the construction phase and your permanent mortgage, so you don't close twice.

  • Two-time close

A construction loan comes first, then a separate mortgage once the home is finished. You close twice, and each closing has its own costs.

How it works

  1. Plan and get approved

Your builder, plans, and budget need lender approval along with your loan.

  2. Build in stages

Funds are released in stages, called draws, as the work is inspected.

  3. Stay in touch

Your loan officer stays with you through the construction draws and answers questions along the way.

  4. Move in

When the home is finished, your permanent mortgage takes over: without a second closing on a one-time close, or at a second closing on a two-time close.

What you'll need

  • A lot you own or are buying
  • A builder the lender approves
  • Plans, specifications, and a construction budget
  • The usual income, asset, and credit documents for a mortgage. See what to have ready.

Construction loan FAQ

Can I build on land I already own?

Yes. You can build on a lot you own or one you're buying.

What's the difference between a one-time and a two-time close?

With a one-time close, one loan and one closing cover the build and your permanent mortgage. With a two-time close, you take a construction loan first and close on a separate mortgage when the home is finished.

How are construction funds paid out?

In stages, called draws, as the work is inspected.

What if the builder has already finished the home?

Then it's a regular purchase loan, and we can help with that too. See buying a home.

Programs, guidelines, and availability change and vary by lender. All loans are subject to credit approval, underwriting, and property eligibility.
