Estimates are for illustration only. They aren't a loan offer, a rate quote, or a commitment to lend. Your actual rate, payment, and costs depend on your credit, the property, the loan program, and lender guidelines, and your Loan Estimate will show your actual terms.
What goes into a Texas mortgage payment
Property taxes and insurance are a big part of most Texas payments, so estimate them early.
- Principal and interest
- The part of your payment that pays interest and reduces your loan balance. It depends on the loan amount, the rate, and the term.
- Property taxes
- Texas has no state property tax. Cities, counties, school districts, and special districts set their own rates, and your county appraisal district sets your home's value as of January 1 each year.
- Homestead exemption
- On the home you live in, a homestead exemption lowers the value you're taxed on. Apply with the appraisal district in your county; the general deadline is before May 1.
- Homeowners insurance
- Your lender requires it. Premiums vary by home, location, and insurer, so get quotes early.
- HOA dues
- If your neighborhood has a homeowners association, lenders count its dues when you qualify.
- Mortgage insurance
- Applies to many loans with a smaller down payment, and FHA loans include mortgage insurance premiums.
- Escrow
- Your loan servicer may collect property taxes and insurance with your monthly payment and pay those bills for you.
